Almost makes me think the millenial homeownership rate has more to do with "getting older" than the 0 mortgage down loans...

If I think about high income millenial blowing most of his dough on rent, then it's difficult to save for a 20% down deposit on a $400,000 house. But, with 0 down, they can immediately qualify for a mortgage that costs less than their rent. So, kind of no brainer seeing a lot of higher income millenial renters making the switch, who previously couldn't qualify.

She already possibly lied. Like, some serious doubt. And that maniacial face when she apparently was anticipating meeting me. And that provocative front cover. So, she's triggered my caution.
She seems generally good natured outside of that. So, it's mere caution.

Looks like I need to get the property readied for listing by May 1. That sounds like an appealingly ambitious timetable, oh yes indeed. I like these months long deadlines as opposed to the "Tomorrow you need to get 70 units done" deadlines, lol. (btw, 70 isn't easy, more like impossible.)
It's also quite nice the majority of the work is done from january to April, the best months of the year in Houston to get it done! lol. Not too hot, not too cold, just right.

I want seattle, too. Lots to love about the city. Just, the fact it's... 2500 miles away. That's a hotel trip.
I suspect seattle has a higher ROI, too. Higher housing prices. The nature of a popular west coast coastal city.
And less mexicans. Too far away from mexico, too cold, and not enough local agriculture. Asians are the dominant minority in Seattle, thankfully.

Last night I was walking downtown. This isn't the big city, it's a cozy place to be running around alone. Going around the corner this cute girl had her back to me. Once I walked past her, she says "Oh, excuse me." I figured she was thinking she was in the way, I said 'That's fine, ' etc. That should be it.
But she starts after me, I didn't really catch what she started to say. But I look at her, dang, she's ADORABLE. I hadn't noticed. So I'm looking at her and she says "Oh, wait. Nevernimd, sorry." She's giggling. Damn, what a disappointment with her just running off.

Marriage material. Right. I was 18 when I started saying I was only interested "If I could be serious about her." So this girl I picked out in college. Marriage material, right? Blew me off, had a fling with a guy her dad's age and the size of, well. . . . Got him to leave his wife and kids. What a success she was, right? She called a radio psychologist, I just happened to be listening. Name, age, city, job, too many details to be someone else, as well as that unique voice. Seems all was not well in got her man ville. Lucky me, I lived a few blocks away, I became the target as she vandalized my house, tried to run me over, etc.
So as for a degree in fashion merchandising, I knew the two going through school together. One had been growing up down the street from me. A real blue chip on the job and at home. I knew her new boyfriend/future husband when she took up with him. The other was a modestly successful model/actress. You probably saw one of her magazine ads, if you saw one particular shower head ad, maybe you tore it out and hung it on the wall. The kind of thing for 'Playboy,' 'Maxim,' etc.
The first wound up thinking better of it and bounced through some other majors but passed on a business degree. She's about to have her first kid. The second got tired of modeling and the way she was treated, I convinced her fashion merchandising was going to be much the same so she switched to business, worked on tax accounting, etc. Damn, she looked good in that shower head ad. It was suggested she was interested in me, I'll say only so far as it could do her some good. I don't really mean that in such a bad way, I just say I didn't see where I needed to think about marriage material in her case. But I'd have thought she was.

Went to bed, 2 hours later, not sleeping apparently and felt like my forehead was sweating. Just felt like it, not actual sweat, I don't think. Felt languished, but maybe that's not abnormal after waking from an hour of sleep.
Got up and started pacing.
Went back to bed and suspect I got another 3 hours of sleep. Had a dream, so think I actually slept.
That's the beginning of today's workday, lol.
Didn't think much of it.
Went to bed, 2 hours later, not sleeping apparently and felt like my forehead was sweating. Just felt like it, not actual sweat, I don't think. Felt languished, but maybe that's not abnormal after waking from an hour of sleep.
Got up and started pacing.
Went back to bed and suspect I got another 3 hours of sleep. Had a dream, so think I actually slept.
That's the beginning of today's workday, lol.

Need to finalize a design by tomorrow. Might as well think about it today.
Had some issues fitting 3 10x10 bedrooms into a 24x32 with all being at the back of the house (Less noise in the back).
Compromising, putting a bedroom up front, also puts into question where to put the bathroom that's kind of sensible looking. I do want the walk-thru kitchen.
I figure the bathroom is wide as the bathtub, 5 feet. Just like at my old house.
Need to find the graph paper, just where is it.
And, need to figure out the water situation before the 31st. The only thing I can't just "get" from home depot (or the like), but needed anyhow.
And pushing up the priority of the driveway, to buy another car. Seeing how hard it is to get into contact with a neighbor, makes me think I really need to prioritize self-sufficiency which means 2 vehicles. It's needed and budgeted anyway for the project, just pushing up its priority level.
Wanted to ask a neighbor how they're doing running water because the water company suggests NO ONE IS USING THE WATER COMPANY (Despite their lines being here) but can't seem to find anyone. I'm sure at least one or two are home, but unsure of the reasons. Can't hear me being an obvious possibility. Regardless, self sufficiency is getting prioritized.
Looks like the viet couple is closing down shop. Rather discreet about it. The only hint as to that happening was a paper sign saying "EVERYTHING MUST GO", taped onto the display board, that has now been taken down and the shop is closed (That's unusual) and I'm seeing lots of merchandise getting packed into boxes.

Nothing alarming about today, save for the periodic left hand numbness and feeling of urgency (That soon dissipates), and this subtle feeling of sweatiness I don't normally experience. I'd assume maybe stress, but I didn't usually get the sweaty feeling say... 2 weeks ago... despite there being MUCH HIGHER levels of stress, lol.

Man, just wonder what would've happened to the neighborhood if the mexicans got kicked out. It'd be an all white neighborhood and the harrassing elements would simply begone. Can't let that happen, "diversity" is good for neighborhoods after all, LOL!

I guess this area gets $56/sqft. It'd make sense "The neighborhood" would impact the sqft. values, and in a downward direction, apparently.
It'd imply ponying up an extra $20,000 for "higher value" land at an extra $24/sqft. for the house would pay off at sizes greater than 20,000/24 = 833 sq.ft.
So basically building houses on this land are worthwhile for small ones. Larger houses payoff in the better neighborhoods.
Well, that's just perfect, with small houses being just what I can afford out of pocket, lol.
That does reduce my expected earnings. Which isn't bad or anything, it's still worthwhile labor and all.. it's just making me think I'd rather be working on higher $$/sqft. locations, lol.

Got the graph paper, and got a possible suitable layout for a 24x32 with 3 bedrooms. There are compromises, mainly, no view of the backyard from the living room. And the "master bedroom" is a 10x10, just like the rest of 'em.
Think maybe I could engineer a way to get a view of the back. Like create a window in the proposed "laundry room" area and don't door it off.
